Using the public site

ZIP and city briefings are informational summaries of public datasets. The site identifies the source, geographic unit, and reporting period where available. Public records can be delayed, incomplete, revised, or mapped to a county, ZCTA, monitoring station, utility system, or facility radius rather than a house.

You may use the site for ordinary personal research. You may not interfere with its security, attempt unauthorized access, or use automated requests in a way that degrades service for others.

Property Decision Files

A Property Decision File is commissioned, human-reviewed public-record research for an exact address. Its confirmed scope may include address identity, hazard and event records, environmental facilities, local agency portals, and a list of unresolved questions or documents to verify.

It is not a physical inspection, appraisal, title report, Natural Hazard Disclosure report, environmental test, engineering opinion, insurance quote, legal opinion, or guarantee of a property's condition, value, safety, insurability, or future events.

Requests and order acceptance

The pricing page is currently a preview. Ordering and payment are not open yet. Sending the contact form creates no order, payment obligation, or reservation of delivery capacity.

When paid ordering opens, an order will be accepted only after we confirm the exact address or address list, research scope, price, required intake information, and delivery date.

Delivery timing

A stated delivery window begins after the order is accepted and all required address details, questions, and payment arrangements are complete. Business days exclude weekends and U.S. federal holidays.

Agency outages, inaccessible portals, ambiguous addresses, missing client information, or scope changes may affect timing. If a material delay appears likely, we will contact you with the revised timing or available options.

Cancellations and refunds

The following policy will apply to paid orders when ordering opens:

• Before research begins, a paid order may be cancelled for a full refund.
• After research begins, any refund is limited to the portion of the confirmed scope that has not been completed.
• A priority fee is not refundable after priority work has begun.
• For a shortlist, unstarted property files may be refunded even if work on another property has begun.
• If we cancel an accepted order or cannot deliver the agreed scope, we will refund the undelivered portion.
• After delivery, a report is not refundable solely because its findings are unfavorable, inconclusive, sparse, or different from what the client expected.
• Nothing in this policy limits a mandatory consumer right that cannot legally be waived.

Corrections and source changes

We will correct verified transcription, source-link, or factual assembly errors reported within 14 days of delivery without an additional research fee. A later agency update, a newly published record, a changed address, or a request for additional scope is separate work.

Your responsibilities

Provide the correct property address, deadline, and decision questions. Do not send identity documents, financial account numbers, medical records, or other unnecessary sensitive information. Verify material decisions with the appropriate inspector, attorney, insurer, title professional, agency, or licensed specialist.

How Is My ZIP is not designed for tenant, employment, insurance, credit, or other eligibility screening.

Accounts and saved files

You are responsible for access to the Google account or email inbox used to sign in. Saved ZIP briefings are provided as a convenience and may reflect the source data and methodology available when the file was created.

Limits and changes

To the fullest extent permitted by applicable law, How Is My ZIP does not promise that public records are complete, current, or suitable for a particular transaction, and is not responsible for decisions made without independent verification. Applicable consumer rights still apply.

We may update these terms as products, providers, or laws change. The date above identifies the current version.
